THE INDUSTRY PROBLEM

Most Metal Building Companies Leave You Stranded.

The typical metal building experience: You buy a kit from one company, hire a concrete contractor, find an erector crew, manage the permits yourself, and pray it all comes together. Three vendors. Three schedules. Three invoices. Zero accountability.

That's not how we work.

Kit Sellers Ship & Disappear

They'll sell you a building package and vanish. No site prep, no foundation, no erection crew. You're on your own to figure out the rest.

Too Many Contractors

A concrete guy, an erector crew, a plumber, an electrician — all pointing fingers when something goes wrong. Nobody owns the outcome.

Months of Delays

Coordinating three to five contractors yourself means schedule gaps, weather delays, and a project that drags on months past the deadline.

OUR PROCESS

One Team. Every Phase.

From initial design to final walkthrough, Bolt handles every phase of your metal building project. No subcontractor roulette. No finger pointing. Just one team that owns the outcome.

01

ABOUT BOLT

Backed by a Real General Contractor.

Bolt Metal Buildings is a division of Bolt Contracting, a full-service general contractor headquartered in Newnan, Georgia. Founded by a Georgia Tech mechanical engineer with a decade of experience in precision manufacturing and industrial construction, we bring an engineering-first mindset to every metal building project.

We have licensed PE engineers on staff — mechanical, electrical, and structural — which means your building isn't just erected, it's engineered. Crane loads, mezzanine designs, HVAC integration, electrical distribution — we handle the technical complexity that kit sellers can't touch.

We hold a Georgia General Contractor license, carry full insurance and bonding, and operate as a real construction company — not a broker, not a middleman, not a kit seller with a website. When you hire Bolt, you get one team, one contract, and one company accountable for the entire project.

FAQ

Frequently Asked Questions

Metal building costs vary significantly based on size, complexity, and finish level. For a basic shell (concrete slab, erected steel, roof, and walls), expect $15–$25 per square foot. For a fully finished turnkey project including site prep, insulation, HVAC, electrical, plumbing, and interior buildout, costs typically range from $35–$75+ per square foot. We provide detailed, transparent estimates after an initial site visit and scope review.

A typical metal building project takes 3–6 months from contract to completion. The manufacturing phase (steel fabrication and delivery) runs 8–14 weeks depending on building complexity and manufacturer backlog. Site work, foundation, and erection can often overlap with manufacturing. Simple projects like ag buildings or workshops can be faster; complex projects with extensive MEP systems or specialized interiors take longer. We’ll give you a detailed timeline during the proposal phase.

Yes. Almost all metal building projects require building permits, and many also require land disturbance permits, environmental reviews, or zoning approvals. Bolt handles the entire permitting process for you — we prepare the engineering drawings, submit the applications, coordinate with the local building department, and manage inspections through final certificate of occupancy.

A kit company sells you a building package — steel, panels, fasteners — and ships it to your site. That’s where their involvement ends. You’re responsible for finding a concrete contractor, an erection crew, and managing the rest of the project yourself. Bolt is a full-service general contractor. We handle everything: site preparation, permitting, foundation, steel erection, roofing, insulation, MEP systems, interior buildout, and final inspection. One contract, one team, one point of accountability.

Yes. We have licensed Professional Engineers on staff — mechanical, electrical, and structural — which is extremely rare for a metal building contractor. This means we can handle complex engineering requirements in-house: crane load calculations, mezzanine and platform design, HVAC system engineering, electrical distribution design, and structural modifications. No need to hire a separate engineering firm.

Bolt is headquartered in Newnan, Georgia, about 30 miles southwest of Atlanta. Our primary service area is the state of Georgia, with extended coverage across the Southeast including Alabama, Tennessee, South Carolina, North Carolina, and Florida. We’ll consider special projects nationwide. If you’re not sure whether you’re in our service area, give us a call.

It depends. Not all existing slabs are suitable for a metal building — the slab needs to meet specific thickness, reinforcement, and anchor bolt requirements for the building’s engineering loads. Our structural PE will evaluate your existing slab and determine whether it can be used as-is, needs modifications, or whether a new foundation is required. This evaluation is part of our standard proposal process.

Absolutely. As a licensed general contractor, we handle complete interior buildout: framing, drywall, flooring, paint, restrooms, offices, break rooms, HVAC, electrical, plumbing, fire protection, and any specialty systems your operation requires. Many of our clients choose us specifically because we can deliver a fully finished, move-in-ready building — not just a shell.
